What does real estate at Rossmoor, Walnut Creek look like, and what does it cost? Additional Rossmoor costs?

Forty percent of the homes are garden-style duplexes to fourplexes, and the remaining are either mid-to-high-rise.  One area of Rossmoor includes 63 individual single-family homes.  Rossmoor homes and condominiums are nestled among 2200 acres, including over 700 acres of open space, trails, golf courses, tennis courts, lawn bowling and bocce facilities, clubhouses, pools, and a restaurant.  Transportation within Rossmoor (which connects to CCT buses and BART) is included in home ownership.

Homes vary in price from the mid $200,000–plus for some cooperatives, from $400,000 to $900,000 for condos, and from $1 million to $2 million for single-family homes.   HOA fees (which include significantly more than typical HOAs – click here for more info) are approximately $800-$1,000 per month.  In addition, there is a one-time “buy-in,” or transfer fee, to Rossmoor‘s Golden Rain Foundation ($10,000 as of July 1, 2019).

At least one resident must be 55 years of age or older to live in Rossmoor real estate. Residents of Rossmoor need to be able to live independently.  Rossmoor also has congregate housing in a 300-unit condominium facility called The Waterford at Rossmoor.  At The Waterford, residents receive meal, housekeeping, recreational and other on-site services.
