Initial Transfer Fee to “buy in” to Rossmoor
When a home buyer purchases a home in Rossmoor, they pay a transfer fee to the Golden Rain Foundation ($10,000 as of July 1st, 2019). This fee helps to support the Golden Rain Foundation operate and maintain the community facilities (pools, golf courses, gyms, roads, landscaping, clubhouses, events centers, transportation, 24-hour security and gatehouse, etc.) and provide resident services.If a resident decides to move to another property within Rossmoor, this fee can be waived.
What is the Golden Rain Foundation?
Under Rossmoor’s unique governance structure, the Golden Rain Foundation (a nonprofit corporation) has managed the growth of the community. As each phase of Rossmoor’s development was completed, housing associations known as mutual corporations were formed. By the time the final housing phase was completed earlier this decade, Rossmoor had 17 mutuals, each of which has a governing board elected by its residents.
All Rossmoor residents elect the nine board members of the Golden Rain Foundation. The foundation operates and maintains community facilities and provides services beyond the scope of the mutual corporations.
