Here are some quick points for individuals interested in buying Rossmoor real estate, the premier 55+ community in Walnut Creek, California:
How do you buy Rossmoor Walnut Creek real estate? How much do homes in Rossmoor cost?
The actual purchase of a home, condo, or coop in Rossmoor is much like the purchase of a home anywhere else. Rossmoor real estate includes single-family homes, condos, and coops, ranging in price from the low $200,000’s to almost $2 million. (For the difference between condos and cooperatives, see my post “What is the difference between a cooperative and a condominium”). To see currently available homes for sale in Rossmoor, click here.
How much does it cost to live in Rossmoor Walnut Creek ? Is there a membership fee?
- There is a mandatory one-time “buy in” transfer fee to the Golden Rain Foundation (Rossmoor’s non-profit governing body). This is used for capital improvements and maintenance of Rossmoor amenities and facilities (for example pools, gyms, and roads, etc.). This fee, as of July 2019, is $10,000; however this can be waived if moving from one Rossmoor Walnut Creek property to another. For more information about the Golden Rain Foundation, click here.
What about HOA fees at Rossmoor? Are there other Rossmoor costs associated with Rossmoor real estate?
- HOA fees tend to be higher than many other communities (typically $800-$1,000) but are offset by the savings of what is included with these fees. See my post “What do HOA fees at Rossmoor include?” for more detailed information. Most of the activities, sports, pools, fitness centers, movies and events are also covered under these Rossmoor costs (there is a relatively low fee to play golf).
Fees at The Waterford at Rossmoor (Rossmoor’s congregate living option) are higher, but cover more (meals and housekeeping).
Does everyone in the household have to be over 55? Can children live in Rossmoor?
- At least one member of a Rossmoor household must be age 55 or over. Residents need to be able to live independently.
- Other residents of a household may include a spouse, a caregiver (can be resident’s child), or a disabled child.
How many people live in Rossmoor Walnut Creek?
The population of Rossmoor, Walnut Creek is between 9,000 and 9,500 people. The 6,700 Rossmoor real estate units are comprised of condominiums, cooperatives, and single-family homes.
Why are cooperatives so much less expensive than condominiums at Rossmoor Walnut Creek?
When you purchase a cooperative, you’re purchasing “stock” in the mutual association and the right to live in a unit, rather than outright ownership of the home. As a result, this might affect potential financing options when you buy real estate in Rossmoor. For an explanation of the different kinds of units, see my post “What is the difference between a cooperative and a condominium at Rossmoor?”
